Over the past two years, essential workers have put their lives on the line to ensure our community's health and safety. Yet many of them cannot afford to live in the communities they serve in. Through the generous support of our partners, essential workers may now qualify to have both down payment and closing cost assistance support.

How The Program Works
All participants must be participating in the PTHS Program to qualify for the closing cost assistance. Participating lenders must be approved PTHS Lenders. Dedicated training and technical support will be available to new lenders wishing to be approved.
The Lender will verify the participants occupation is qualified as an "essential worker". The list of eligible occupations are taken from the Centers for Disease Control and will be posted on the IDA's website, the Program Webpage, and all printed program materials.
If qualified, the benefit will be forwarded directly to the title agency.
The IDA's monitor participants to ensure they remain in the home for the three years; if they move they have to pay back whatever assistance remains to the fund.

What if an essential worker wants to participate in the program, but does not want downpayment assistance?
PTHS program offers a 0% DPA option that would allow them to access to the TRCF dollars, but without adding DPA.
